What Are The Different Types Of Apartment Buildings?

Multi-Family

Multi-family apartment buildings are, as the name implies, apartment buildings that are designed to house multiple families. Multi-family apartment buildings can take many forms – low-rise, mid-rise, and garden-style; to name just three examples – but no matter what form they take, the essence of their design is that of being able to house more than one family.

A multi-family apartment building is, essentially, any apartment building that contains more than one unit. By having more than one apartment unit, an apartment building is capable of housing multiple families, which is why multi-family apartment buildings have that name.

Many apartment buildings can be considered “multi-family apartment buildings”. Any low-rise or garden-style apartment that has more than one unit, to name just two examples, can be considered a multi-family apartment building.

Most apartment building investors choose to invest in multi-family apartment buildings. Since multi-family apartment buildings have more than one unit, there’s usually more than one person living there, which ensures that there’s always a positive cash-flow. Plus, when someone moves out, it’s usually easy to find someone else who wants to live there.

Low-Rise

A low-rise apartment building is an apartment building with up to four floors. Most low-rise apartment buildings are found in the suburbs, rather than in large downtown areas. Townhouses and duplexes, generally speaking, tend to be low-rise apartment buildings. Most low-rise apartment buildings offer fewer amenities than larger apartment buildings but, depending on the location, they offer more space for a lower price.

Essentially, a low-rise apartment building is an apartment building with no more than four floors. Apartment buildings such as townhouses and duplexes tend to be low-rise since most of them have less than four-floors.

Most low-rise apartment buildings are found in suburban areas, rather than the large downtown areas that you’ll find in big cities. In large downtown areas, it’s important to maximize the amount of space that is being used – which is why there are so many high-rise apartment buildings – but in the suburbs, there’s more land to work with.

Most low-rise apartment buildings offer fewer amenities than larger apartment buildings. But, depending on the location of a low-rise apartment building, it may offer more space for a lower price.

Mid-Rise

A mid-rise apartment building is an apartment building with five-to-nine-floors. Most mid-rise apartment buildings can be found within cities and various suburban areas. Within a mid-rise apartment building, it isn’t uncommon to find a variety of amenities, such as a swimming pool and a community space. Many people are choosing to live in mid-rise apartment buildings, due to their presence in large cities and the amenities that they offer.

According to the City of Denver, any apartment building with five-to-nine-floors is a mid-rise apartment building. Because of this metric, many of the apartment buildings found in large cities can be considered “mid-rise”. Mid-rise apartment buildings can also be found within certain suburban areas, but they are most common in larger cities.

Within a mid-rise apartment building, there are often a variety of different amenities. Amenities such as a shared pool, gymnasium, and community space; among various others. Due to the size that mid-rise apartment buildings possess, they are capable of offering more amenities than low-rise apartment buildings.

Many people who live in large cities are choosing to live in mid-rise apartment buildings. More often than not, this is due to the fact that mid-rise apartment buildings are ubiquitous within big cities, in close proximity to shopping outlets and restaurants, while also offering some very desirable amenities.

Garden-Style

A garden-style apartment building is an apartment building that has been built in a garden-like setting. Most garden-style apartment buildings are two-to-three-stories tall, making them smaller than many other apartment buildings. More and more people are choosing to live in garden-style apartments – especially those located in large cities – due to the garden-like setting, their proximity to nature, their accessibility, the fact that most are pet-friendly, and the fact that they tend to be quiet places to live.

Most of the apartment buildings that you’ll find in large cities are quite tall and expansive. Garden-style apartment buildings serve as an excellent contrast to that, though, since they tend to be only two-to-three-stories tall. But, that isn’t the only quality that differentiates garden-style apartment buildings from most other apartment buildings, since garden-style apartment buildings are located in a green and lush garden-like setting.

Every garden-style apartment building is built around a large garden-like space. More often than not, this space is a large garden with flowers and grass and trees – along with various other kinds of vegetation. By having easy access to this garden-like space, the people living in the building don’t have to walk very far to enjoy nature, which is especially nice if the garden-style apartment is located in a big city.

More and more people are choosing to live in garden-style apartments. One of the biggest reasons for this is, as you would expect, the garden-like setting and the proximity to nature that living in a garden-style apartment building gives you. People living in big cities are looking for easier access to nature, and garden-style apartment buildings allow for that. But, along with that, most garden-style apartments are pet-friendly, relatively quiet, and very accessible – due to their smaller size – which is both big draws for renters.

Why Are Amenities So Important When Choosing An Apartment?

When choosing an apartment, it’s very important that you consider the exact amenities each apartment building offers. But, not only do you need to consider the amenities that an apartment building offers, but you also need to consider the amenities that will benefit you the most. By knowing the exact amenities that will benefit you the most, you will be able to find an apartment building that supports your lifestyle needs and allows for a pleasant and convenient experience.

Every apartment building is a little different when it comes to the amenities that they offer. Some apartment buildings offer a pool that residents can use—our Infinity Park building, for example—while others do not. If you’re in search of park views in Denver look no further than our 4 Mile apartment building. Some apartment buildings are pet-friendly, while others are not. Those are just a few examples, but every apartment building is a little different when it comes to the amenities that they offer.

Since this is the case, it’s very important that you consider the exact amenities each apartment building provides. But, what’s even more important is that you consider the amenities that will be most beneficial for you and your lifestyle. To give you an example of this, if you own a dog, then one of the most valuable amenities you can find is that the apartment is pet-friendly. For another example, if you’re someone who takes a lot of pride in your physical health, then having access to a gym will not only be very convenient, but it will save you money down the road.

For investors and property owners, considering an apartment building’s amenities is still very important. Every amenity will give you a certain return-on-investment, and it’s important to consider whether or not those amenities are fitted for your particular lifestyle and preference. Performing the necessary market research will make it significantly easier to determine which amenities will provide a good return-on-investment and which amenities won’t.
